Reno Foreclosure Stats For January 2014

  • Notice of Defaults (start of foreclosure) were up 3 compared to last month. No major change as SB321 is still keeping foreclosures down.
  • Notice of Sales (house sent to courthouse auction) were up 58 to 190 which is somewhat of a jump but many of these are being postponed due to short sales and loan mods.
  • Trustee Deeds (the house sold at the courthouse) were two up from December but still lower than what we’ve seen in the previous months.
  • New REO listings jumped up to 47 but most of these are overpriced and are already starting to reduce price.

Reno Real Estate Stats for January 2014

Jan 2014 statsThanks to the Reno/Sparks Association of Realtors for the update Reno/Sparks real estate stats for January 2014.

You can view the whole report by clicking the picture to the right. Below is an overview of the statistics and a brief description what it all means.

  • The median sales price fell to $220,000 in January. Down from $230,000 in December 2013 but up 21.3% from January 2013.
  • The median sale price of regular sales was down 6.9%, REO (bank owned) down 9.8%, and short sales down 10.5%. The days of sellers getting whatever they want seem to be over as many overpriced properties are having to reduce price in order to sell.
  • Regular sale properties average 94 days on the market, REO at 99 days, and short sales are still taking forever at 216 days.
  • Number of units sold was down 29.8% from December 2013 and down 3.9% from January 2013. This has a lot to do with changes in lending regulations and sellers unreasonable pricing their homes.
  • New listings were up 78.4% from December and up 22.1% from January 2013.
  • 53% of the new listing were under $250,000.
  • Regular sales took 77% of new listing market share.
  • Months supply of inventory jumped up to 4.6 months. Moving it closer to a balanced market but technically still a sellers market.

Overall, lending regulations, quickly adjusting rates,  and overpriced homes have slowed the market as buyers don’t have the same purchase power as before.

December 2013 Reno/Sparks Market Report (Video)

  • The median sales price rose to $229,500. $4,600 above November and up 23.1% from December 2012.
  • Units sold was up 1.9% from November and down 1.6% from December 2012.
  • Average days on market was up 7.1% from November and down 1.6% from December 2012. Regular sales average 83 days on market before closing.
  • The average sold price per sqft. fell a little to $128 per sqft. If you’ve been watching properties you’ll notice that many properties are using price reductions to sell. Too many months of home sellers trying to out do the market and their neighbors.
  • New listings were down 42.9% compared to November and down 10.1% compared to December 2012. This is not helping buyers as competition is still high.
  • Current months supply of inventory is 3.3 months. Down from November’s 4.3 and December 2013’s 4 months. 3.3 months is a strong seller’s market.

Comparing these stats with the foreclosure stats shows that the seller’s market will continue for the foreseeable future.

December 2013 Reno/Sparks Foreclosure Statistics

  • Notices of Default (start of foreclosure) fell to 32.
  • Notices of Sale (heading to auction at the courthouse) went up a little to 132.
  • Trustees Deeds (sold at the courthouse or back to the bank) fell by 1 to 73.
  • New REO listing fell in half to 15.

Summary: More months of no inventory and a lack of good options for home buyers. The seller’s market will continue.
